The Dallas Business Journal has released it’s 2016 list of Top Commercial Property Managers in Dallas/Fort Worth. Companies were ranked by the total local commercial square feet managed. PegasusAblon is honored to rank among the top 25 with 2.6 million square feet managed locally in Dallas/Fort Worth.

Michael Ablon is featured as a real estate leader for the 2016 edition. Here is the excerpt from his interview:

“After working his magic on the Design District, Mike Ablon is now turning his attention to Preston Center and Frisco. Although he has had a string of successes, he says he’s just getting started. ‘I enjoy the overlaying of the evolving American culture over classical architecture and business,’ Ablon says. ‘Done properly, this requires highly disciplined creativity. I hope to become very good at this over the next 20 years.'”

Last week JLL & PegasusAblon took home the Dallas Business Journal’s award for Best Commercial Property Sale for 2014’s sale of the Dallas Design District to Dunhill Partners.

For nearly eight years PegasusAblon developed and managed the Dallas Design District portfolio for Houston’s Lionstone Investments, transforming 40 acres of the rapidly growing Dallas Design District from a warehouse district of trade-only showrooms, distribution centers and warehouses into one of Dallas’ most vibrant and exciting neighborhoods.

PegasusAblon and JLL, who marketed the property and represented the owner during the sale, accepted the award for best “Commercial Property Deal” at a gala dinner on April 8th celebrating the winners of the Dallas Business Journal’s 23rd annual Best Real Estate Deals.

PegasusAblon and Principal Mike Ablon are the proud recipients of D Magazine’s inaugural Pioneer Award.

Mike and team received the award at D Magazine’s annual Commercial Real Estate Awards Ceremony on March 24.

“Once in a while, you come across a commercial real estate player who seems to transcend classification.” Christine Perez writes in the April issue of D CEO. “That’s the case with Michael Ablon of PegasusAblon.”

The award was created to honor the achievements of a pioneer in the Dallas commercial real estate industry. In this case, Mike received the award as an acknowledgment of his achievements as a “placemaker” in Dallas, most readily apparent in the redevelopment of the Dallas Design District.

Last month PegasusAblon’s Ablon at Frisco Bridges multifamily project was awarded a Legacy of Design Award for excellence in interior design.

Stacy Sawyer of SJL Design Group, who was commissioned by PegasusAblon to provide interior design services at the Ablon at Frisco Bridges, received a first place award in the Commercial: Singular Space category for her design of the community’s modern clubhouse space.

The Legacy of Design Awards are presented at an annual event hosted by the  Texas Chapter of ASID, the American Society of Interior Designers, and recognize the finest interior design achievements in the state.

Stacy on the design aesthetic, “The space was designed to exude high style and drama, while still being elegant and modern. We used bold finishes, fabrics and furnishings to give it the up-to-date feel we were after.”

When PegasusAblon began leasing and managing a large number of properties in the Design District, principal Mike Ablon established one rule at the outset as far as leasing was concerned; no nationals.

That meant the Design District would have no Bank of America, no Starbucks and no Chili’s. A concerted effort was made to ensure the Design District had unique things to offer to not only the neighborhood’s historic, designer clientele, but also an entirely new generation of Dallasites who would come to the neighborhood for more than just interior design needs.

It may come as no surprise then, that in a city driven by the current craze to support local food and chefs, three locally owned, Dallas-based chef-driven restaurants in the Design District were all a part of the top 30 in D Magazine’s top 100 restaurants in Dallas list.

Chef Jason Maddy’s creative and international menu at Oak garnered the restaurant fourth place in critic Nancy Nichols’ rankings while Matt McCallister’s much lauded FT33 followed close behind in fifth. A little further down in the rankings but confidently in the top 30 is Shannon Wynne’s mecca of beer and impeccable cuisine, the Meddlesome Moth, which Nichols ranked at 29th.

In a city that once claimed to have more restaurants per capita than New York City and a city home to more than ten vibrant dining and entertainment neighborhoods, the Design District’s restaurants have garnered an impressive number of accolades in just a few short years. D Magazine’s implicit recognition of the neighborhood and its developer’s commitment to locally owned, chef-driven restaurants is just another bragging right for an already justifiably proud neighborhood.

Elevation Burger, located at PegasusAblon’s premier mixed-use development Hillcrest Crossing, is the first restaurant in Dallas to be awarded the prestigious LEED-Silver Certification.

LEED-Silver Certification is awarded by the U.S. Green Building Council to buildings which meet the highest standards for energy savings, water efficiency, emissions reduction and other environmental attributes.

Elevation Burger was recognized as the country’s first organic hamburger chain when it opened its inaugural location in 2005, and the company saw creating an energy-friendly facility in which to serve sustainable menu items an appropriate investment at their Dallas franchise.

Elevation Burger is the first restaurant in Dallas to achieve LEED-Silver certification and joins a group of only 38 restaurants in the nation to hold the honor.

Once again, the Dallas Business Journal has recognized PegasusAblon as a winner in their annual Best Places to Work competition. PegasusAblon took sixth place in the small business category.

“Our team is built on principles of self-management, self-motivation and personal authorship/ownership,” says Principal Michael Ablon. “Managers support their team with leadership, direction, training and support, and strongly encourage independent thinking and action.”

For the second year in a row, the Dallas Business Journal has recognized PegasusAblon as a top tier winner in their annual Best Places to Work competition. This year, PegasusAblon took second place in the small business category, achieving the award based on the results of a survey which polled all employees on topics such as work environment, people practices, innovations/new ideas, leadership in the organization and employee recognition.

“People want to be respected, trusted, appreciated and have stability and a sense of both individual and collective destiny. Top talent doesn’t just want this; true top talent demands it both for themselves and for those on their team,” PegasusAblon principal Mike Ablon says. “I believe that if you get this right, everything else generally works.”
